A tile roof can last 50+ years in Florida — but only if the underlayment beneath it is maintained. The tiles themselves are durable, but the waterproofing layer underneath has a finite lifespan. Here's how to protect your investment.
Concrete and clay tiles can last 50 years or more, but the underlayment beneath them typically lasts 15-25 years in Florida's climate. The intense UV, heat cycling, and humidity break down the asphalt-based underlayment over time, even though the tiles protect it from direct sun. When the underlayment fails, water reaches the roof deck — and that's when leaks start, even though the tiles look fine from the ground.
This is why a tile roof that's 20+ years old may need a full replacement even if the tiles are in good condition. The tiles can be removed, the underlayment replaced, and the same tiles reinstalled — but under FBC 706.1.1, if more than 25% of the roof is being worked on, the entire roof section must be brought to current code.
Before Hurricane Season (May): Have a professional walk the roof to check for loose tiles, cracked ridge mortar, and compromised flashing. Loose tiles become dangerous projectiles in high winds. Ridge mortar cracks allow water penetration behind the ridge caps.
After Major Storms: Even if no visible damage appears from the ground, schedule a post-storm inspection. Hail can crack tiles without displacing them, and wind can lift tiles enough to break the foam or mortar bond without moving them visibly.
Annual Maintenance: Clean debris from valleys and roof-to-wall transitions. Algae and moss growth retains moisture against the tile surface and accelerates underlayment degradation. Check that all flashings are secure and sealed.
Warning: Never pressure wash a tile roof. High-pressure water forces moisture under the tiles and directly accelerates underlayment failure. Use low-pressure cleaning only, or better yet, let rain handle it.
If you're replacing your underlayment, you'll need to decide between foam adhesive and mortar set for reattaching the tiles. Foam adhesive (ICP Polyset AH-160) is the modern standard — it provides superior uplift resistance, doesn't crack over time like mortar, and allows for some thermal movement. Mortar set is traditional but prone to cracking after 10-15 years of thermal cycling. CRWP uses foam adhesive on all tile installations per FL6332-R10.
Florida insurers know that tile roofs can last longer than shingle roofs. Some carriers will extend coverage on a tile roof up to 25 years if the tiles are in good condition and the underlayment can be verified. However, most carriers apply the standard 15-year rule. A wind mitigation inspection documenting your roof's hurricane-resistant features can help maintain coverage and reduce premiums.
Code Reference: FBC 706.7.2 — Tile systems installed per FBC with compliant underlayment are deemed to satisfy the secondary water barrier requirement. The SA underlayment (TU Max or TU Plus) serves as the secondary water barrier. No additional barrier is needed beyond the tile system spec.
If fewer than 25% of your tiles are cracked or displaced, spot repairs are typically cost-effective. But if the underlayment is failing (evidenced by interior leaks, attic staining, or soft deck areas), the entire roof section needs replacement. Reusing existing tiles is possible if they're in good condition, but the labor to carefully remove, clean, and reinstall them often approaches the cost of new tiles.
