Port Charlotte Roofing
Port Charlotte is the largest unincorporated community in Charlotte County, and permits run through the county rather than a city office. It also carries more wind-borne debris exposure than its inland reputation suggests, because the canal system brings open water right up to thousands of backyards.
The mix here is unusually wide: 1980s shingle roofs that are well past their second decade, tile roofs from the 1990s, and flat roofs over lanais and additions that were never detailed properly the first time. We scope each one individually rather than applying a single system across the neighborhood.
Most common roof type across Port Charlotte, replacing the original 1980s-90s shingles.
Foam-set tile with self-adhered underlayment on canal and Deep Creek homes.
Growing choice for canal-front homes where salt exposure is a factor.
Lanai, garage and addition roofs under 2/12 pitch.

Florida Building Code Section 706 governs re-roofing. On a full tear-off with a wood deck, deck re-nailing and a secondary water barrier are required, and no more than 25% of a roof area may be repaired or recovered in any 12-month period without bringing the whole roof section up to current code.
We submit product approval for the covering and the underlayment, record the Notice of Commencement when the job exceeds $5,000, and keep the approved documents on site for inspection.
