A "lifetime warranty" on your roof sounds reassuring — until you read the fine print. Florida homeowners are often surprised to learn that their 30-year or 50-year shingle warranty covers materials only, prorates aggressively after the first few years, excludes labor, and can be voided by something as simple as walking on the roof wrong. Here's what you actually have, what you don't, and how to protect your investment.
Every new roof in Florida comes with two separate warranties, and it's critical to understand the difference:
This covers defects in the roofing materials themselves — the shingles, tiles, metal panels, underlayment, or membrane. If the product fails due to a manufacturing defect (granule loss beyond normal, delamination, premature cracking), the manufacturer will provide replacement materials.
What it does NOT cover: labor to remove the defective materials, labor to install the new materials, disposal of the old materials, underlayment replacement, flashing, or any collateral damage (water damage to your ceiling, for example). On a $30,000 roof replacement, the materials might be $10,000 — so a "material warranty" covers roughly one-third of the actual project cost.
The "lifetime" in lifetime warranty is defined by the manufacturer — and it usually means the expected life of the product in a moderate climate, not Florida's extreme conditions. In practice, most manufacturer warranties in Florida are effectively 15-25 years before proration makes the payout negligible.
This covers defects in the installation — improper nailing, flashing errors, underlayment installation mistakes, incorrect fastener spacing, or any other workmanship issue that causes the roof to fail prematurely. This warranty is backed by the contractor, not the manufacturer.
CRWP provides a 5-year workmanship warranty on all roof installations and a 1-year warranty on repairs. The workmanship warranty is transferable to a new owner only with a paid, company-approved inspection. This protects both the new owner (who gets a verified roof) and CRWP (who confirms the roof was maintained properly).
GAF Timberline HDZ (shingles): Limited lifetime warranty on materials. Wind warranty up to 130 mph with 6-nail application. Algae resistance warranty (StainGuard Plus) — 25-year limited. The warranty is prorated after the first 10 years and excludes labor, disposal, and consequential damages.
TAMKO Titan XT (shingles): Limited lifetime warranty on materials. Wind warranty up to 130 mph with 6-nail application. Similar proration structure to GAF.
Eagle / Westlake Tile: Tile warranties are typically 50 years on concrete tile and 50+ years on clay. These cover cracking or structural failure of the tile itself. Underlayment is covered separately by the underlayment manufacturer (typically 15-20 year limited warranty).
Metal Alliance Standing Seam (metal): 50-year warranty on substrate/structural integrity. 40-year warranty on coating chalk and fade (Kynar finish). This is one of the strongest warranties in the roofing industry — metal roofs genuinely last decades in Florida.
CertainTeed Flintlastic (modified bitumen, flat): 20-year limited material warranty. Covers manufacturing defects in the membrane sheets. Does not cover installation errors or damage from ponding water.
GAF TPO (flat): 20-25 year limited material warranty depending on membrane thickness. Covers manufacturing defects.
This is where most homeowners get caught off guard. Here are the most common ways a roof warranty gets voided:
Inadequate attic ventilation: Shingle manufacturers explicitly require proper attic ventilation in their warranty terms. If your attic is poorly ventilated and shingles overheat from below, the warranty is void. This is the #1 warranty denial reason. The fix: ensure 1 SF of ventilation per 300 SF of attic floor, split 50/50 between intake and exhaust.
Unauthorized repairs or modifications: If someone other than a licensed contractor repairs your roof (even a minor patch), the manufacturer may void the warranty for the affected area. Adding satellite dishes, solar panels, or HVAC equipment without proper flashing and installation also voids the warranty in that area.
Pressure washing: Pressure washing a roof — especially tile or shingle — strips granules, forces water under materials, and voids most manufacturer warranties. Use low-pressure cleaning only if needed, or let rain handle it.
Coating application: Applying a roof coating over shingles or metal without manufacturer approval voids the warranty. The coating can trap moisture and change the thermal dynamics of the material.
Lack of maintenance: Some warranties require periodic maintenance (inspection, debris removal, flashing checks) to remain valid. If you can't show evidence of maintenance, the manufacturer may deny a claim.
Installation by uncertified contractor: Manufacturer "certified" warranties (extended coverage beyond the standard warranty) require installation by a certified contractor. If the contractor wasn't certified at the time of installation, the extended warranty doesn't apply.
Real-World Reality: In 25 years of roofing, I've seen manufacturer warranties pay out in full exactly once. The vast majority of warranty claims result in prorated material-only coverage — meaning the manufacturer sends you a check for $200 worth of shingles while you pay $8,000 in labor to have them installed. The warranty is better than nothing, but it is not a substitute for quality installation and proper maintenance.

1. Keep your installation paperwork: The original contract, product approval numbers, and contractor license number are your proof of proper installation. File these with your property documents.
2. Schedule annual inspections: Document that your roof has been maintained. Even a quick annual visual inspection by a licensed contractor creates a maintenance record that supports warranty claims.
3. Maintain attic ventilation: Ensure soffit vents are not blocked by insulation. Install baffles if needed. Ridge vents should be clear and functional. This protects your shingle warranty.
4. Never pressure wash: Use a leaf blower or gentle hose spray to remove debris. If algae treatment is needed, use manufacturer-approved methods only.
5. Address leaks immediately: Ignoring a leak can void the warranty on the affected area because the ongoing water damage is considered a maintenance failure.
