There are three primary flat roof system categories used in Florida today:
Modified bitumen is a multi-ply asphalt-based membrane system where the asphalt has been chemically modified with polymers (SBS or APP) to enhance flexibility, UV resistance, and durability. Systems are typically 2-ply or 3-ply, with each layer providing redundant waterproofing. Modified bitumen is the most popular flat roof system for residential applications in South Florida and is widely used commercially as well.

TPO is a single-ply thermoplastic membrane that is heat-welded at the seams, creating a monolithic waterproof surface. TPO is typically white, giving it highly reflective cool-roof properties that reduce cooling costs. It is lightweight, relatively quick to install, and has become the dominant commercial flat roof system in the United States. We install GAF EverGuard TPO at .060 thickness as our standard specification.
Built-up roofing is the oldest flat roof technology, consisting of multiple layers of asphalt-saturated felt alternated with layers of hot asphalt or coal tar, topped with a surfacing layer of gravel or a cap sheet. BUR provides excellent waterproofing through its multiple redundant layers, but it is heavy, labor-intensive to install, and involves hot asphalt kettles. BUR is less common in modern Florida construction but is still found on older buildings and in some commercial applications.
Florida's sun degrades roofing materials faster than anywhere else in the country. Modified bitumen's granule-surfaced cap sheet provides direct UV protection, while TPO's white reflective surface both protects the membrane and reduces cooling costs. BUR's gravel surfacing offers similar UV protection to modified bitumen granules. All three systems must be specifically formulated for UV resistance to perform in Florida.
Wind uplift is the primary structural concern for Florida flat roofs. Multi-ply systems (modified bitumen, BUR) offer redundant layers that provide backup protection if one layer is compromised. TPO's heat-welded seams are inherently wind-resistant but the single-ply nature means there is no redundancy. All systems must be properly attached — mechanically fastened base sheets are essential for HVHZ compliance.
If your building is in Broward or Miami-Dade County, you are in the High Velocity Hurricane Zone. Your roof system must carry a Miami-Dade Notice of Acceptance (NOA), not just a Florida Product Approval. Both modified bitumen (Polyglass, CertainTeed Flintlastic) and TPO (GAF EverGuard) are available in HVHZ-rated assemblies. BUR can also meet HVHZ requirements but is less commonly specified for new installations.
Coastal properties face corrosion from salt-laden air. All metal components — fasteners, flashing, edge metal — must be corrosion-resistant (stainless steel or galvanized with appropriate coatings). The membrane systems themselves are generally resistant to salt exposure, but the attachment components are the vulnerable points. We use only corrosion-resistant fasteners and flashing on all Florida installations.
Best for: flat residential roofs, home additions, lanais, and HVHZ properties where multi-ply redundancy is desired. The self-adhered options (Polyglass SA, Flintlastic SA) are ideal for homes — no open flames, no fumes.
Best for: commercial buildings, large flat roofs, and projects where energy efficiency and cool-roof reflectivity are priorities. The white reflective surface reduces AC costs significantly in Florida's heat.
Best for: existing BUR roofs that need replacement in-kind, buildings with structural capacity for the added weight, and projects where maximum multi-layer redundancy is the priority.
